The beautiful town of Kata on the West Coast of Phuket boasts million dollar properties, high-end resorts and hotels, numerous international restaurants and two fantastic beaches. The whole area is well laid out and is a favorite family destination.

This four-bedroom villa, set in a private estate, is a home of real quality. It?s been completely redesigned and entirely refurbished from top to bottom.

At the entrance to the estate, security guards diligently check your ID and then allow you in. Driving through the private road to the villa, the mature tropical environment that has been created by the developer gives the feeling you have entered into a hidden oasis.

The villa is laid out over three levels. On the ground floor is the pump room, a maid?s room/office and parking area for two cars. On the first floor are two bedrooms with en-suite bathrooms and living room. The top floor has two further bedrooms with en-suite bathrooms, living room, kitchen, terrace and infinity swimming pool.

There are two entrances to the villa, one for the upper living area and one for the lower, so effectively people can live in total privacy from each other, and then come together at meal times or when using the pool.

Climbing up a few steps are two bedrooms, both with en-suite bathrooms, fitted wardrobes, fans and air-con. The master bedroom has the added advantage of pool and sea views.

Outside is the large wide terrace, swimming pool and shower. The views from here are amazing and are the highlight of the home. Walking downstairs you enter into another living area, with sofa, coffee table and TV. Leading off from this is two further bedrooms, again with en-suite bathrooms, fitted wardrobes, fans and air-con. A few more steps down you find the pump room and maid?s room/office.

Outside of the villa, just a short walk away is the estate club house, restaurant, communal swimming pool, tennis court and fitness room. This is a real bonus and is expertly looked after by the on-site management team. Leaving the estate and walking a few hundred meters, you find lots of restaurants, bars and Kata Beach.

This villa is one of my favorites, and has all the right ingredients in terms of location, investment and quality. For the price of 39.5 million baht with a living area of 350sqm it represents great value for money. Ownership is by way of a BVI Company, which effectively controls the land it sits upon.
