OVER THE last year, while there has been a slow down in property sales in Phuket, the rental market has remained quite buoyant. Many real estate agents have realised this and have focused more attention on building their portfolios, enabling them to offer more choice to potential clients.
People looking to rent fall into a number of categories; seasonal tourists, people who work here, retirees, and people who want to buy, but would prefer to rent first.
Rental rates vary, depending upon the size, location and property type. One of the key tasks I face when talking to new clients is trying to help them understand the sheer variety in types of property on offer, and why the costs vary so much.
Everyone finds it hard to accept the prices over here as they are all looking for a bargain. Most expect owners to drop their prices dramatically, just so they can have a regular tenant, but this rarely happens as owners have a limit to what they can go down to.
A lot of owners are obviously looking to obtain the best price they can, but will give discounts based upon the length of the rental period and what season they are in. My job
at times can be very hard as I am trying to get the best price possible for both parties.
I would always advise using an agent to help, as due to the nature of our job and the variety of properties we view, we really do understand when something is good value for money or way overpriced.
In Patong rental costs really do vary, as good quality sizeable properties command a premium. Mostly on offer are apartments, ranging in all different sizes.
Apartments with facilities such a swimming pool, 24hr security, parking and fitness
room always prove to be popular for singles or couples.
Looking across the island there is a huge choice on offer and it really boils down to what matters to you most. If you want to be near local amenities, not far from schools and hospitals and in need of something of good value, then I would recommend the area
of Kathu. Many expats live there, tired of the hustle and bustle of Patong. As it’s predominately a Thai community, there are fewer tourists, the food and living costs are cheaper, and the locals accept you for who you are, which makes it refreshingly normal.
Tropical areas in the south such as Rawai, Nai harn and Chalong prove a popular choice for those wanting more space and a quieter lifestyle. These areas in recent times have
undergone major infrastructure investment, with roads being upgraded and widened, new shopping malls being built and local beach fronts greatly improved. Expect to find
some really beautiful villas, set in nice plots of land at affordable prices.
On the West Coast Kata, Karon, Kamala, Surin and Bang Tao are popular with people looking for a beach lifestyle, with lots of good restaurants, bars and entertainment on offer. The
quality of properties are of a higher standard, as rental properties are geared more towards seasonal tourists, with sea views being the most in demand, but expect to pay more for the privilege.
All in all there is a real diverse range of properties on offer, and my advice is to take your time, do your research and speak to a good agent.
